Romania’s residential market is better read as a collection of local markets than through a single national price. The first VERIDIO Residential Market Review, based on residential transactions available in the company’s database from 1 January to 30 June 2026, places Cluj-Napoca at a median apartment transaction price of €3,017 per usable square metre. The median total transaction value there was €165,000 for a median usable area of 53 square metres.
The budget comparison makes the geographic spread easier to see. Around €100,000 corresponded to roughly 37 square metres in Cluj-Napoca, 47 in Brașov, 50 in Iași and 52 in Timișoara. The same budget reached about 65 square metres in Pitești or Alba Iulia. These are transaction-based observations from the report’s dataset, not asking prices and not a promise that every buyer will obtain the same result.
The report also shows that two-room apartments represented about 50.5% of transactions for which room count was known. For investors, the main conclusion is not that one city is universally better. Entry price, achievable rent, building quality, neighbourhood liquidity and transaction costs need to be assessed together. The H1 figures are a snapshot of completed deals and should not be treated as a forecast of future prices.
