Estate Briefing turns official releases and auditable market evidence into comparable property reporting without erasing the differences between transactions, listings, indices and project records.
Define the observation
Every number keeps its geography, date, unit, currency, property type, market segment and source release. A country index cannot be presented as a city price.
Separate price evidence
Transaction prices, valuations, asking prices and modeled estimates remain separate series. We do not average incompatible measures into one market score.
Resolve project identity
For Batumi and Tbilisi developments, the base entity is a physical project at one location. Towers and phases sit beneath it; translated names and broker listings do not create extra supply.
Preserve revisions
Source snapshots, calculation inputs and editorial transitions are versioned. Material corrections keep a visible date and explanation.
Audit automation
Collectors may retrieve official releases automatically, but deterministic calculations, evidence review and an editorial audit precede publication. Translation never changes canonical figures.
Publish limitations
Missing observations, thin samples, changed definitions and unverified claims appear beside the result rather than in an invisible disclaimer.
Editorial pipeline
Source → evidence → calculation → audit → publication
Collectors retrieve a dated primary document or API response. Extracted claims retain their original URL and observation period. Calculations use deterministic formulas and are checked against the source definition. The editor then reviews language, risk, limitations and translations before pressing Publish.
Evidence order
Official registry or statistics → primary document → audited commercial dataset → named professional research → accountable reporting → labelled listing sample. A lower tier may add speed or detail but does not silently replace stronger evidence.
