Greece's housing market is becoming harder to describe with a single price-growth number. IOBE's latest private-debt bulletin, using ReDataset analysis, shows that more homes were available for sale in the areas studied in Athens and Thessaloniki, while transaction activity weakened and properties remained advertised for longer. ReDataset's national Q2 snapshot put the median asking price at EUR 2,262 per square metre, up 3.1% year on year, and the median asking rent at EUR 9.0 per square metre, up 2.3%.

Median marketing time reached 154 days. The composition of supply also matters: newer homes are more visible in the northern and southern suburbs of Athens, while central Athens and Piraeus have seen more older stock return to the market. For buyers, longer marketing periods can create negotiating room.

For investors, asking-price growth should not be treated as proof of resale liquidity or realised returns.
