Develia Południe, a subsidiary of Polish listed developer Develia, signed a notarised purchase agreement on 16 October 2026 for land in Kraków. The four parcels are identified in cadastral precinct 41 of Podgórze as plots 285/7, 284/5, 285/9 and 286/5. Together they cover 0.5506 hectares, or 5,506 square metres. The company disclosed the acquisition in current report 74/2026.
The agreed price is PLN 21.25 million excluding VAT, equivalent to PLN 26.1375 million including VAT. The amount may change slightly if a road-investment authorisation decision alters the final plot area. The disclosure sets a unit adjustment rate of PLN 3,859 net per square metre and expects any area change to be no greater than about 60 square metres. This is a land transaction, not a disclosed construction budget or an apartment price list.
Develia says it intends to develop approximately 97 residential units and currently expects sales to start in 2027. The number is an estimate, and the filing does not provide an approved architectural scheme, apartment sizes, asking prices, construction start or handover date. A sales target is not a guarantee that the units will be offered on that timetable.
For buyers tracking Kraków’s new-build pipeline, the deal is an early supply signal rather than a project launch. The next meaningful milestones are planning and building documentation, the final unit mix and a formal sales offer. Before reserving any apartment, purchasers should match the eventual project address, land-register information, permits and contractual delivery terms to the property actually being marketed.
