Archicom reports all 71 Zakątek Telimeny homes sold before completion in Kraków

Archicom said on 15 October 2026 that its Zakątek Telimeny development in Kraków had obtained permission for use and that all 71 apartments had found buyers before construction was completed. The company is preparing to hand over the flats. A permission announcement and the start of handover preparations do not establish that every buyer has already received keys or completed a title transfer.

The single-building scheme is in Bieżanów–Prokocim. It includes homes ranging from one to four rooms, 86 parking spaces and six ground-floor commercial premises. Archicom says two of those business units have been sold and four remain available. These remaining units are not unsold apartments, and they should not be counted as part of the residential inventory.

There is a small but material change in the developer’s own project descriptions. Its July 2025 launch release referred to 70 planned apartments, while the October 2026 completion announcement reports 71. Neither release explains the difference. The latest figure is therefore attributed to the company rather than presented as an independently audited unit count.

The result is a project-specific presales signal, not evidence that every new building in Kraków is selling out. Statistics Poland recorded 132,200 homes completed nationally during January–August 2026, 4.5% more than a year earlier; developers accounted for 81,500 of those completions. Those national figures describe a different population and period, so they cannot be used to calculate a Kraków sales rate.

For a buyer, the practical questions now concern delivery quality rather than developer availability. Ask to see the permission for use, the handover protocol, documentation for common areas, warranty arrangements and the status of the individual land-register entry. Archicom’s announcement confirms the company’s stated sales position, not the condition or legal status of a particular flat.
