Ambassadori Island Batumi has released a more detailed picture of City Mall Batumi, the retail and lifestyle anchor being developed by IG Development Georgia. The official unveiling puts the project at 170,000 m² of total gross construction area, while a new company update specifies 65,000 m² of Net Leasable Area. The distinction matters: the 65,000 m² figure is the tenant-facing retail metric, while the larger gross figure also includes circulation, technical and other non-leasable areas.
The tenant mix is still described by category rather than by signed names. Ambassadori says the mall will combine more than 300 international and local brands with flagship stores, a cinema, dining, entertainment facilities and everyday lifestyle services. Estate Briefing could not find a public list of committed Batumi tenants, so brands already present in City Mall Tbilisi should not be assumed to be confirmed for this project.
The disclosed scale has also grown materially during planning. Ambassadori’s January 2026 progress update referred to an IG Development agreement for an approximately 120,000 m² shopping centre. The newly unveiled concept is 170,000 m² gross — 50,000 m² larger than that earlier preliminary figure. In a December 2025 interview, IG Development founder Mindia Sabanadze discussed a preliminary investment range of GEL 200–250 million for the then-smaller concept and warned that the final budget could rise. Because the design has since expanded, Estate Briefing treats that capex figure as historical guidance rather than a current project budget.
City Mall Batumi is intended to function as a year-round commercial anchor inside Ambassadori Island’s broader mixed-use masterplan, alongside residential, hospitality, marina, event and public-realm infrastructure. The mall’s architectural concept and façade design are described as finalized, with opening scheduled for 2029.
