Cyprus now has two widely cited official readings for Q2 2026 housing prices. CYSTAT estimates its House Price Index at 105.46, up 2.4% from the first quarter and 7.9% from a year earlier. Six days before that release, the Central Bank of Cyprus reported annual growth of 8.5% in its Residential Property Price Index, also with a 2.4% quarterly rise.
The difference is methodological, not an error. CYSTAT builds its index from Department of Lands and Surveys data on dwelling purchases and uses a rolling-window hedonic model for new and existing homes. The CBC index is based on property valuations supplied by credit institutions and surveyors, with its own hedonic methodology and weighting system.
Both series point to continued price growth, but they should not be spliced into one time series or compared as if they measured identical transactions. Investors should keep the source attached whenever quoting a Cyprus house-price number.
