Cyprus’s construction pipeline expanded sharply in the first half of 2026. CYSTAT data show 4,401 authorised building permits from January through June, compared with 3,399 in the same period of 2025. Their combined value rose to €2.57 billion and authorised floor area reached about 2.10 million square metres.

Housing drove the increase. Permits covered 11,100 planned dwellings, up from 6,616 a year earlier. Apartment blocks accounted for 7,832 of those units, an 85.3% annual increase. In June alone, 751 permits were authorised for projects worth €469.5 million and covering 2,122 planned homes.

For investors, the important distinction is between pipeline and delivered supply. A permit records authorised development, not a construction start, completion or sale. The data therefore point to stronger future supply pressure, especially in apartments, but not to 11,100 homes immediately entering the market.
