Batumi’s off-season rental reset is showing up in public listings — with many coastal units around $280–350 a month

Public rental feeds in Batumi are switching rapidly from summer language to winter language: “until May,” “until June,” six-month contracts and separate summer pricing now appear repeatedly in current listings.

In @arenda_ge, one Orbi City Block C studio was offered at $280 per month plus utilities until 31 May, while an Orbi Residence unit was listed at $290 plus utilities until May. Another listing near Grand Mall explicitly separated the year into $350 per month from October through May and $500 from June through September.

The pattern is not confined to one feed. @rent_in_batumi_ge showed a newly finished studio discounted from $300 to $280 for six months and a one-bedroom in Old Batumi at $350 for a 12-month term. @apartments_ge listed a 35 m² unit on Sherif Khimshiashvili at $350 until 1 June and several larger long-term apartments around the same price band.

These examples should not be turned into a “Batumi average rent.” Public Telegram feeds are noisy, listings can be duplicated, terms differ, and asking prices do not prove that a lease closed at the advertised number. But the cross-feed cluster is useful as a market signal: the post-summer reset is real enough to be visible across independent public channels.

For an investor, the practical lesson is to model Batumi income month by month. A project can still perform well, but a yield calculation that assumes summer-equivalent rent throughout the year can materially overstate annual income. The next checkpoint is whether the same $280–350 band persists through October and how quickly listings are marked rented or repriced.
