Corall Seaside Resort has moved from teaser-stage promotion into a more concrete launch phase. BM.GE reported on 28 September that apartment pre-sales had begun, and a 29 September real-estate roundup said construction had started on the $250 million project near Batumi.
The development is being undertaken by Ibercompany Holding, Grande Group and Mziuri Development. The project concept combines residences and investment apartments with a five-star hotel, private yacht club, beach club, pools, spa and wellness areas, sports facilities and commercial space.
The headline numbers beyond the construction budget need careful attribution. In the BM.GE interview, Corall Development general director Levan Diasamidze said the project could attract $400–500 million in total investment inflows and estimated that 90–95% could come from abroad. Those figures are management forecasts, not independently verified capital already committed to the project.
For Batumi, the investor question is supply and absorption. Corall joins a growing set of large coastal and resort-led projects competing for foreign buyers, tourism demand and future rental occupancy. A large headline investment can strengthen the destination and infrastructure, but it also increases the number of units and hospitality capacity that the market eventually has to absorb.
