Cluj-Napoca sits roughly 47% above Bucharest on the median asking price per square metre in the 12 October listing snapshot. The gap is €1,035 per square metre: €3,226 in Cluj against €2,191 in the capital. This comparison is more revealing than a national average, but it does not mean an identical apartment would sell for 47% more in Cluj. The mix of properties, neighbourhoods, sizes and advertised conditions differs between cities.

The source, apartamente.org, reports 196,483 distinct apartments for sale after consolidating 419,985 active advertisements across 80 cities. The publisher says its matching process compares price, area, room count, location and listing text so the same home appearing on several portals is not counted repeatedly. That is a useful correction for duplicated listings, but the matching and coverage are the publisher’s methodology, not an independently audited census of every available apartment.

The wider city picture is uneven. Brașov stands at €2,258 per square metre, Timișoara at €1,979 and Iași at €1,943. Monthly median advertised rents are €650 in Bucharest, €599 in Cluj, €500 in Brașov, €430 in Timișoara and €400 in Iași. Those rent and sale medians come from different sets of apartments. Dividing one by the other would not produce a reliable investment yield for a specific property.

Buyers should compare like-for-like units within a district and verify transaction evidence, building age, energy costs, ownership documents and financing terms. The October report is recalculated nightly while the month is open; these figures are a dated snapshot rather than a fixed final October reading. A higher asking median is not proof of faster appreciation, stronger demand or higher realised returns.
