Poland’s new-build housing market gained sales momentum in September without an equivalent rise in average advertised prices. According to the Tabelaofert housing barometer reported on 12 October, developers sold nearly 4,400 apartments across seven major markets, almost 4% more than in August. The average asking price remained at PLN 16,229 per square metre. This is a listing-market indicator, not a national measure of completed transaction prices.

Supply continued to limit sellers’ pricing power. Developers introduced more than 5,600 new units during September, exceeding the number sold, while the available stock across the seven markets remained above 70,000 homes. Warsaw recorded more than 1,600 sales, roughly 30% above August, and Poznań nearly 570, up 17%. Łódź moved in the opposite direction, with sales down 43% month on month.

The stable average hides local differences and differences between premium and mainstream units. Buyers should compare the asking price of a specific layout, completion stage and financing costs, not assume every city or project has stopped rising. Stronger demand may shorten negotiations for well-priced homes, but the large pipeline means developers still compete for purchasers.
