Cyprus recorded 14,764 completed property sale-transfer cases in the first nine months of 2026, according to the Department of Lands and Surveys. Its official report dated 5 October records a total accepted amount of €3.7255 billion for transfer-fee purposes. The same report lists a lower total declared amount of €3.4615 billion. Both figures are administrative measures, not a residential property price index or proof of the cash paid for every property.
The difference between the accepted and declared totals is approximately €264 million, or 7.6% of the declared figure. It should not be interpreted as a market-wide discount, a rise in prices or evidence of irregular transactions. The department defines the accepted amount in relation to transfer-fee calculations. It also distinguishes 14,764 transfer cases from 16,525 properties transferred; one case can involve more than one property.
The geographic split is substantial. Limassol accounts for €1.440 billion in accepted value across 3,808 cases, roughly 38.7% of the national accepted total. Nicosia records 4,507 cases and €811.86 million; Paphos 2,699 and €755.54 million; Larnaca 2,876 and €525.14 million; and the government-controlled part of Famagusta 874 and €192.79 million. Nicosia leads by case count, while Limassol leads by accepted value.
A separate registry series counts 14,969 sale contracts deposited in January–September. Depositing a contract and completing a transfer are different stages, often involving different properties and dates. Buyers and analysts should therefore avoid adding those counts together or dividing transfer values by new contracts to infer a typical purchase price. For individual acquisitions, the relevant checks remain the registered title, the particular contract, and the property-specific valuation and fee basis.
