A €10 million land purchase in northern Bucharest is the latest move by One United Properties to expand its Floreasca–Barbu Văcărescu portfolio. The company disclosed the acquisition of a 5,755-square-metre site at numbers 110–112 Barbu Văcărescu Street in a stock-exchange filing dated 12 October 2026. The land transaction is completed; the building described for the site is still a proposal.

The preliminary concept calls for a mixed-use tower with a ground floor, 25 upper floors and up to four basement levels. The company indicates about 25,900 square metres of above-ground gross floor area, with homes, hospitality functions, offices and retail space. Its projected height exceeds 100 metres. An international architectural competition is planned before the final design is determined.

One United estimates gross development value at €130 million. That figure is not the purchase price, an approved construction budget or guaranteed sales revenue. It is a developer estimate for a future scheme. The company says sales and construction are planned to start in 2028, subject to design and permitting. Buyers should therefore distinguish the acquired land from apartments that can already be reserved or delivered.

The site sits within a district where One United has previously completed and is developing other schemes. For the neighbourhood, the proposed tower may add residential and commercial supply over time. The immediate news, however, is the land acquisition and the disclosed concept—not a completed building or a final planning approval.
