Greenfield Băneasa: BuildGreen announces BREEAM Excellent for 982 Bucharest flats

BuildGreen announced on 16 October that 12 residential buildings in the Teilor district of Greenfield Băneasa had achieved the BREEAM Excellent sustainability level. The buildings form part of the UTR3 development by IMPACT Developer & Contractor in northern Bucharest, near Băneasa Forest. The announcement covers 982 apartments in phases 1, 2, 3 and 5, not the entire Greenfield neighbourhood.

According to the company statement, the assessed buildings contain 62,706 square metres of net internal space and more than 96,999 square metres of gross internal space. The wider UTR3 plan comprises 14 buildings and 1,167 apartments. Two buildings with 185 homes belong to phase 4; their construction permit application has been submitted, and construction is conditional on obtaining approval.

The reported assessment considered energy and water efficiency, materials, waste management, biodiversity and residents’ comfort. The development incorporates solar technologies, water-monitoring measures and green areas. A BREEAM grade is an assessment against a methodology, however, not a guarantee of low household bills, a particular selling price or rental income.

There is an important documentary distinction. The publicly searchable BREEAM projects index shows an Interim Excellent entry for the broader Teilor project. That entry does not independently identify final certificates for each of the 12 buildings cited in the announcement. Buyers should request the certificate number and final-stage document for their specific building and check the unit’s legal and handover documents before signing.

The developer’s published project materials confirm that Greenfield Băneasa is a multi-phase residential community. The new announcement is therefore a building-performance development, not a new launch, a completion claim for all 1,167 homes, or evidence that market prices have changed.
