Cyprus approved a much larger volume of future housing during the first five months of 2026. Statistical Service data show 3,650 building permits, up from 2,764 a year earlier. Their combined value rose 43.9% to EUR2.10 billion and their covered area increased 43.1% to about 1.70 million square metres.

The residential component expanded even faster. The permits covered 8,978 planned homes, compared with 5,484 in January-May 2025. Apartment blocks accounted for 6,667 units, an annual increase of 90.6%, making multi-unit development the main driver of the new pipeline.

May alone produced 735 permits, 21.1% more than a year earlier. Those projects represented EUR428.2 million of value, 352,126 square metres of space and 1,847 planned dwellings. Permits do not guarantee construction or completion, but the breadth of the increase makes the signal difficult to dismiss as one exceptional project.

For investors, the issue is timing. A large permitted pipeline can support economic activity and broaden buyer choice, yet it can also lengthen sales periods and weaken rent assumptions where several schemes target the same international or holiday-home customer. District-level delivery schedules will matter more than the national headline.
