Two numbers can both be correct without measuring the same thing. homeradar.ge’s newly presented October 2026 basket covers 1,996 priced apartments in 22 selected Batumi projects and reports a median of $2,265 per square metre. It is an offer-side snapshot of that particular selection. It does not claim to be an official citywide transaction index or a price that a buyer will obtain at signing.
Colliers Georgia’s RECOV platform reports a weighted average of $1,408 per square metre for newly built flats in September 2026, 5.2% higher than a year earlier. That is drawn from registered market activity and is weighted rather than the median of a selected listing basket. The month, project mix, completion stage, unit sizes and treatment of primary and secondary market registrations can all be different. Dividing one number by the other would not produce a defensible market discount or premium.
The activity figures are another useful check. RECOV reports 1,614 registered apartment transactions in Batumi in September, a 10.4% annual fall, while their combined market value was approximately $107 million, up 0.9%. A lower transaction count alongside a slightly higher total value does not prove that every apartment became more expensive. It may reflect the mix and timing of registrations, something Colliers also highlights in its analysis of bulk registrations in prior periods.
For a buyer, comparison should start with the same apartment type, building stage, district, floor, condition, usable area and payment plan. A quote for an unfurnished off-plan studio cannot be placed next to a completed, renovated resale apartment without adjustments. homeradar.ge itself says that project data and derived metrics are assembled from different sources and require verification. Use its basket to identify possible offers and its methodology to understand coverage; use registered transactions for a separate market benchmark. Before deciding, buyers should obtain current written offers for the specific units and check their legal and delivery documents.
