Cyprus property demand is still strong — but supply, costs and tourism now pull in different directions

Cyprus still has strong transaction momentum. Land Registry figures reported for January-August 2026 show 13,288 deposited sale contracts, about 13.7% more than a year earlier, while August itself was 10% higher year on year. That demand is real, but it now sits beside a much larger development pipeline.

CYSTAT says building permits issued in January-May covered 8,978 planned homes, 63.7% more than in the same period of 2025. The value of authorised projects rose 43.9% and permitted floor area 43.1%. At the same time, the construction-material price index was 3.39% higher year on year in August. More supply therefore does not automatically mean cheaper new homes: developers may be delivering more units while still facing a firmer cost base.

The demand side is also splitting. Tourist arrivals fell 7.0% in January-August, a softer backdrop for holiday apartments and short-term rental assumptions, even as property contracts continued to grow. The Central Bank of Cyprus had already described Q1 housing prices as continuing upward, supported mainly by foreign demand and higher construction costs while supply gradually increases.

For investors, the useful conclusion is not simply bullish or bearish. Long-term residential demand, new-build competition and tourism-linked operating demand are moving at different speeds. District and product type matter more than an island-wide average.
