Bulgaria's August tourism statistics place the Black Sea coast at the centre of the country's paid accommodation market. The National Statistical Institute counted 6,291,207 overnight stays nationwide in establishments with at least ten bed-places. Burgas district accounted for 3,100,908 nights and Varna district for 1,382,467. Together they represented about 71.3% of the national total. These are administrative districts, not just the cities bearing their names, and their totals include multiple seaside resorts.
The coastal concentration is visible at resort level too. Sunny Beach registered 1,650,058 nights and Golden Sands 1,017,090 in August. Those resort figures are already included in the relevant district totals and must not be added to them. The resort breakdown is useful for identifying where peak-season lodging demand is concentrated, but it does not measure the annual occupancy of a particular apartment or its resale prospects.
The nationwide trend was less straightforward than the coastal volumes suggest. Nights spent were 2.0% lower than in August 2025, and bed-place occupancy was 56.5%, down 1.3 percentage points. Yet revenue from overnight stays increased 13.3% to €384.5 million. Higher receipts alongside fewer nights may reflect pricing, guest mix or changes in the composition of accommodation sold. The release does not isolate these effects, and its revenue measure is not profit after operating expenses.
For a buyer assessing a holiday apartment, the important limitation is the survey boundary. NSI covers hotels, campsites, guest houses and other registered establishments with ten or more beds; it is not a census of small individually let flats. A prospective owner should request monthly booking histories for comparable units, actual net nightly receipts, platform and management fees, building charges, cleaning and winter vacancy. The August figures establish the scale of the coast's tourism economy, not a guaranteed yield for private rental property.
