Poland’s residential construction pipeline strengthened in the first half of 2026. Statistics Poland (GUS) reported on September 10 that both the number and total floor area of homes completed increased from a year earlier, while the number of homes whose construction started and the number covered by building permits also rose.

A total of 94.8 thousand dwellings were completed in the first six months of the year, 2.9 thousand more than in the same period of 2025. Their combined usable floor area reached 8.5 million square metres, up by 190.2 thousand square metres year on year.

The average completed dwelling was slightly smaller: 89.4 square metres, compared with 90.1 square metres a year earlier. The difference between housing types remained wide. Single-family homes averaged 127.2 square metres, while dwellings in multi-family buildings averaged 51.3 square metres.

The more important signal for the next stage of the market is that the pipeline did not weaken behind those completions. GUS says the number of dwellings whose construction began increased year on year, and so did the number covered by permits. That suggests developers and other investors were still adding future supply even as more units reached completion.

For buyers, this does not automatically mean cheaper housing. More construction can improve choice and reduce supply pressure, but the effect on prices depends on where the new homes are being built, construction costs, financing conditions and the strength of demand. Poland’s large metropolitan markets can therefore continue to behave very differently from the national aggregate.

For Estate Briefing, the key point is the direction of travel: supply is expanding at several stages of the construction cycle at once. If permits and starts remain elevated, the current improvement in completions could extend into 2027 rather than fade after a strong half-year. The next monthly and quarterly releases will show whether this is becoming a sustained supply response or simply reflects projects already advanced in the pipeline.
