ELSTAT’s June release shows a broad acceleration in authorised building activity. Total permits reached 3,118, covering 727,203 square metres of surface and 3.28 million cubic metres of volume. All three indicators rose by roughly one fifth from June 2025.

Private activity accounted for almost the entire total. Greece issued 3,083 private building permits in June, with permitted surface up 25.2% year on year and volume up 22.7%. Public activity accounted for only 35 permits and 4.9% of total authorised volume in the month.

The longer window also strengthened. From July 2025 through June 2026, Greece issued 31,707 permits, 10.1% more than in the previous 12-month period. Surface increased 13.7% and authorised volume 19.6%; private volume alone rose 20.0%.

For property investors, the main implication is future supply rather than immediate completions. A larger permit pipeline can translate into more projects competing for buyers and tenants later, but the conversion from permit to completed stock is neither immediate nor guaranteed. Financing, construction costs, planning conditions and execution all affect delivery.

The series also needs a definition warning. A building permit in ELSTAT is not synonymous with a new apartment or even a new building. The survey includes permits for new construction, additions, repairs, renovation, demolition, legalisation and modifications. The data therefore confirm stronger authorised construction activity, not a one-for-one increase in future housing units.
