Nouvelle, a small hotel in Georgia’s Racha region, is seeking to operate throughout the year after its first summer revenue exceeded plan by approximately 10%. Nina Chiladze, marketing head at KA Group, shared that result in an interview published by BM.GE on 12 October. The hotel has 16 rooms and accommodation for up to about 40 people. KA Group is involved in revenue management but is not an investor in the hotel, an important distinction when assessing the operator’s account of performance.
The next task is to reduce dependence on the summer season. The team is targeting corporate events and winter visitors, including travellers interested in freeride activities. Chiladze acknowledged that winter demand for such products is not yet proven. Approximately 76% of the hotel’s current guests are Georgian citizens, according to the interview, while visitors from Poland, Germany, France, the Czech Republic, Norway and Israel are among the overseas markets mentioned. Staffing and training local workers remain a challenge.
These results offer an individual hospitality case study, not an occupancy rate for the wider Racha market. Beating a budget by 10% is not the same as increasing revenue by 10% year on year, particularly for a newly opened hotel. An investor would need monthly room-night data, actual room prices and winter operating costs before estimating an annual return. For comparison, HomeRadar publishes a separate modeled district analysis for Batumi; coastal city indicators cannot be transferred to a mountain hotel in Racha.
