Cyprus recorded 1,681 deposited property sale contracts in September 2026, compared with 1,484 in the same month of 2025, according to the Department of Lands and Surveys. The increase was approximately 13%. Over January to September, the total reached 14,969 contracts, up from 13,173 a year earlier, or roughly 14%. These are contracts deposited with the land registry, not a count of completed title transfers or a direct measure of transaction value.
The national increase does not describe every district equally. Limassol accounted for 506 September contracts, while Larnaca recorded 393, up from 305 a year earlier. Nicosia reported 374 and Paphos 345. In the government-controlled part of Famagusta district, the count declined to 63 from 79. A buyer comparing locations should therefore look at local supply, building quality and achieved sale prices rather than treating the island-wide rise as a universal price signal.
For investors, stronger contract activity is evidence of demand, but it does not establish rental returns or future capital gains. Some contracts cover homes under construction, and registration can precede delivery by years. The relevant checks remain the individual title position, permits, developer obligations, payment schedule, district-level competition and financing costs. The official series offers a useful demand indicator; it cannot replace project due diligence.
