Buyers looking only at the highest advertised rental percentage can reach the wrong conclusion about Batumi. In a homeradar.ge sample of active residential projects dated 5 October 2026, Green Cape has a median modeled net yield of 10%, but an assumed annual occupancy rate of 42%. Heroes Alley shows an 8% modeled yield with 53% occupancy. These are modeled scenarios, not income recorded by landlords.
The spread in purchasing budgets is just as important. homeradar.ge places the typical entry level at about $61,313 in Green Cape and $63,659 in Heroes Alley. Khimshiashvili and Airport are near $55,000 and both have an 8% modeled yield. Old Batumi is a different market: its typical entry exceeds $209,000 while modeled yield is 5%, despite occupancy of 57%.
The results suggest three distinct decisions rather than one winner. A buyer prioritizing theoretical return might investigate Green Cape but must stress-test seasonality and expenses. Someone combining rental income with occasional personal use may find Heroes Alley more practical. A central lifestyle buyer may accept a higher purchase budget and lower percentage return in Old Batumi.
There are significant sample limits. homeradar.ge covers 63 active projects in Airport, 39 in Khimshiashvili, 29 in Green Cape and 20 in Heroes Alley, but only five in Chaobi and four in Downtown. A median based on four projects is not a reliable estimate for every property in that district. The model also excludes Gonio-Kvariati.
Independent citywide evidence is less optimistic than some project scenarios. Galt & Taggart reported that average Batumi rental yield fell from 8.8% in 2024 to 7.4% in 2025, while daily rent averaged $35.6 and unsold inventory remained elevated. This does not disprove the homeradar.ge scenario: the samples, time periods and yield definitions differ. It does mean no buyer should treat the 10% district figure as a market benchmark.
For a purchase decision, start with a verified project price and delivery status, then model conservative occupancy, taxes, management charges, furnishing and resale liquidity. homeradar.ge’s district comparison is a useful screening tool, not an independent appraisal. Exact unit contracts and official ownership records remain essential.
