Statistics Poland's August release shows that construction-cost inflation remains persistent rather than sharply accelerating. Prices for construction and assembly production were 6.2% above August 2025 and 0.3% higher than in July. Building construction itself increased 0.5% month on month and 6.2% year on year. Specialised construction activities rose 7.0% annually, while civil engineering was 5.7% higher.
The housing context makes the signal more relevant. In January-July 2026 Poland completed 3.2% more dwellings than a year earlier, construction starts increased 3.3%, and permits or registered construction projects rose 15.7%. A larger permitted pipeline does not mean every scheme will be built immediately, but it indicates that more projects may be competing for contractors, materials and buyers.
For developers, a 6.2% construction-price increase is not the same as a 6.2% rise in apartment prices. Some of the pressure can be absorbed through lower margins, redesign, phasing or land economics. For buyers, the practical point is to separate developer costs from final transaction prices and mortgage affordability.
