Cyprus property activity remained above last year’s level in September. Department of Lands and Surveys data cited in the latest market update show 1,681 sale contracts lodged during the month, 13% more than the 1,484 recorded in September 2025. For January through September, the total reached 14,969 contracts, compared with 13,173 a year earlier. That is an increase of 1,796 contracts, or 14%, and keeps 2026 ahead of 2025 in every month reported so far.
The growth is not evenly distributed. Limassol remained the largest market with 4,860 contracts over nine months, up 17%, while Paphos reached 2,999, up 18%. Larnaca posted the strongest September increase, with 393 contracts, 29% above the same month last year. Nicosia grew more slowly, while Famagusta fell 20% in September even though its nine-month total stayed slightly positive.
Foreign demand remains an important part of the picture. September contracts involving buyers from outside the EU rose 26% year on year, while activity from EU buyers increased 4%. These figures measure contracts lodged with the land registry, not final investment returns or future price performance. For buyers, the useful signal is continued transaction momentum alongside clear differences between districts and buyer groups.
