A mountain apartment can be close to the slopes yet difficult to reach. That tension moved back into focus on 10 October when BM.GE published comments from Tsotne Japaridze, founder of Traffic Travel Georgia. He said rehabilitation on the road toward Gudauri and Kazbegi had disrupted tourist travel during the busy season. At a narrowed section, his company had encountered traffic delays of about two hours. This is one operator’s experience, not a measured corridor-wide travel-time series.
The report arrived just after a different announcement. On 9 October BM.GE, citing Georgia’s Mountain Trails Agency (MTA), said the 2026–27 winter season was scheduled to open on 20 December in Gudauri, Bakuriani, Goderdzi and Mestia. For Gudauri, the agency described two drag lifts with a combined length of 1,400 metres, a 200-metre covered conveyor for beginners and two new ski runs, Kobi 3 and Tatra 3, totalling six kilometres. Snowmaking and night-lighting work were also announced. These are plans and works in progress, not facilities independently confirmed as operating.
Another operator had raised access concerns earlier in the same week. In a 5 October interview, ODA DMC founder Vika Sharia said unpredictable road journeys made Kazbegi difficult to sell to corporate groups, whose schedules leave little room for long traffic delays. Her comments provide a second business perspective, but neither interview is a representative survey of tourist demand or a count of cancelled bookings.
For a buyer of resort property, the central question is not whether the new ski infrastructure sounds impressive. It is whether visitors can arrive predictably, whether the improvements are actually commissioned and whether a particular apartment converts seasonal interest into booked nights. Short stays, winter weekends and group travel can respond differently to access friction. Even a busy resort does not guarantee high occupancy for every unit.

Before relying on any rental-return projection, investors should check current traffic restrictions with the relevant road authorities, the actual opening status of the lifts and runs, historical booking calendars, cancellation patterns, cleaning and heating costs and the manager’s ability to handle delayed arrivals. No defensible numerical change in Gudauri rental yield can be derived from these news reports alone.
