The €300m road that could change Gonio and Kvariati’s property story

Georgia’s Roads Department signed the construction contract on 9 September with China Railway Tunnel Group. The new section links the Batumi bypass with the Sarpi border crossing and is financed with Asian Development Bank support and state co-financing. The engineering package is unusually heavy for a short coastal segment: a 7.6 km tunnel, a roughly 1.5 km bridge over the Chorokhi River, slope stabilisation and coastal protection works.

For the property market, the key detail is the alignment. The route is designed to bypass the settlements and resort strip around Gonio, Kvariati and Sarpi rather than simply widen the existing shoreline road. That matters because today the same coastal corridor carries tourists, residents, local traffic and international transit toward Türkiye. A functioning bypass can reduce through-traffic pressure without eliminating local access.

The likely impact is therefore spatial, not automatic price appreciation. Quieter roads and cleaner access can improve the residential and hospitality proposition for some projects, while new interchanges and changed traffic patterns can help one micro-location and bypass another. Construction itself also brings several years of disruption risk. Buyers should distinguish the long-run accessibility story from the near-term building phase.

Gonio and Kvariati already sit in a high-expectation segment of Batumi’s new-build market. Developers frequently sell sea views, hotel infrastructure and projected rental returns rather than purely residential utility. That makes infrastructure especially relevant: the difference between a resort district that is easier to reach and one that simply has more supply can be material for occupancy, resale liquidity and seasonal pricing.
