Biograpi Living has announced a three-day presale window, 5–7 November 2026, for apartments in the third block of its Hisni development in the Isani district of Tbilisi. The announcement came from sales director Tatia Gelashvili in an interview published by BM.GE on 16 October. It is a developer plan, not evidence that the new block has already been built or that reservations have been completed.
The company describes Hisni as a mixed-use complex on Queen Ketevan Avenue, opposite Isani metro. Its official project materials confirm the address and the combination of residential and commercial uses. The developer’s dated May 2026 construction update documented foundation and underground-parking work in the existing phase; that older update cannot verify the current construction status of the next phase.
According to the October interview, the first two towers are scheduled for completion by the end of 2028, while the entire project is expected to finish in 2031. The developer says construction of the second phase should start in early November. Those are announced targets, not independently certified delivery dates. Buyers should request a contract specifying their particular building, apartment, finish standard, deadlines and remedies for delays.
An advertised presale does not establish an apartment’s final cost or its future resale value. Ask for a dated unit-specific price, payment milestones, land and construction documents, and the scope of common areas promised at handover. For broader context on the limits of developer comparisons, homeradar.ge explains how to interpret project and developer information; its guidance is not an assessment of Hisni itself.
